Boiler Servicing

Our view is to have your boiler serviced on an annual basis, this will ensure that your appliance is working in a safe manner and will help prelong the life of the appliance. The alternative is a boiler replacement that improve efficiency by around 25% off your gas bill. This may sound a great investment, until you include the cost of installation and an appliance that will last as a manufacturer recently quoted 10 years max, I'll let you do the maths.. In the meantime i will be advising my customers to keep on top of the servicing until such time that parts become unavailable and there is no alternative .. Cost £60.00 .. reduced to £40.00 (April-July) no vat!!!

Powerflushing

Ahhh! the old British Gas chestnut, you need a powerflush and a magnetic cleaning device, total 800+... We will powerflush your system (8 rads) including chemicals ..... Cost £360.00 ... for magnetic cleaners we recommend the FERNOX TF1 ... for an extra £100 ... Great bit of Kit!.

Landlords Gas Safety Certificates

It is a legal requirement to have your gas appliances checked every year. We will carry out a complete inspection of the system and appliances, and carry out a boiler service at the same time. At the end of the job you will recieve a Gas Safety Certificate and will be advised of any remedial work needed.

A lot of the time we will advise you that your appliance, ventilation or flueing is 'Not to Current Standards' The gas appliance or installation is not installed in accordance with current installation practise.  It is safe, but it is up to us to advise you on whether you should bring it up to standard.

At Risk – These are fairly serious faults with the potential to become dangerous.   An example given by Gas Safe is the use of plastic or hose pipe instead of the appropriate materials for the gas pipework.  These faults would attract a notification of an unsafe installation, and a warning notice.

Immediately Dangerous – Fairly self explanatory, something is immediately dangerous.  An example could be a gas leak or carbon monoxide detection. These faults would also attract a notification of an unsafe installation, a warning notice and disconnection.

We will arrange the appointment with your tenant and send on the paperwork and invoice to you after the work is completed. No fuss.
